These can be served on residential tenants if they have assured shorthold tenant or assures tenant and operated under Section 8 of Housing Act 1988 and you have to fit into one of the terms of eviction one of which is rent arrears notice period which is 2 weeks and 2 months depending on the term which is broke.
This notice can be served after a fixed tenancy ends. You must give the tenant at commencement of tenancy:

The period must be at least 2 months.
After the notice you must apply for procession there is 2 options:
- Accelerated procession
- Possession where you can then get rent arrears.
